This is the current inspection list used by Premier during their twice a month inspection.

Senators HOA - INSPECTION GUIDE

INSPECTION FREQUENCY – 2x Month

TRASH/RECYCLE COLLECTION – Friday

CLUBHOUSE/POOL CHECK:

• Custodial Review
• Bathrooms
• Exterior Repairs
• Interior Repairs

 PROHIBITED:

• Clotheslines
• Towels or blankets hung from railings.
• Disabled vehicles/Expired tags
• Grass/weeds above 4”
• Alteration of Common Element

NOTES:

• Hold Mold/Mildew violations OCT 1 – APRIL 1

Basketball Hoops

• Backboard/hoop may attach to garage or free-standing/pole.
• Backboard colors: clear or white.
• Portable hoops not in use: not at property end/curbside.
• Stowage: near house or garage.

Bird Houses

• Permanent houses: on free-standing pole or house.
• Approval required from SSAB.

Fences, Walls, Hedges, Shrubberies

• Prohibited in front yard.
• Side boundary: max 4 feet high.
• Material, color, type: approved by Architectural Board.
• Written approval needed from Architectural Board.
• Not over Utility System/easement.

Fireplaces

• Outdoor wood/gas fireplaces: metal spark arrestors.
• Wood burning fire pits: metal spark arrestors.

Flag Poles

• Approved: stand-alone or attached.
• Materials: aluminum, steel, or approved.
• Max height: 25 feet.
• Stand-alone: telescoping to avoid clanging.
• Attached: max 5 feet.

 House Numbers

• Display: on house side/driveway, mailboxes.
• Change: upon SSAB approval.
• Replacement size: 4”-5” inches.

Mailboxes

• Maintenance: homeowner responsibility.
• Replacement: same as original.

Patio Storage Bins

• Placement: rear of dwelling.
• Not on "secondary frontages".
• Colors: grey, tan, dark brown, teak.
• Materials: resin plastic or teak.
• Max size: 52"W x 25"H x 27"D.

Pets

• Not permitted: pens, runs, kennels.

Security Signs

• Display: within 10 feet of entrance.
• No SSAB approval needed.

 Signs

• No signs on Units, windows, structures.
• Exception: “For Sale” signs, max 12 x 18 inches.

Temporary Structures, Vehicles, Boats, Trailers

• No temporary structures except approved during construction.
• No trailers, mobile homes, etc., except in enclosed garage.

 Vegetable Gardens

• Location: rear yards.
• Side yards setback: 1/2 length of dwelling side.
• In-ground or raised beds.
• Not on secondary frontages.
